Split System Aircon Installation Cost: What Drives the Price

Brandon Caspersz • May 13, 2026

Summer in Bayside hits hard. By the first 35-degree day in Sandringham or Hampton, half the suburb is calling for quotes. And nearly every homeowner asks the same thing: why is the split system air conditioner installation cost so different between quotes? One installer says $1,800. The next says $3,400. Same brand, same wall, same house. What gives?

The honest answer is that no two installs are identical. Quotes vary because of capacity, pipe distance, power supply, wall construction and access to the outdoor unit location. Get those details wrong and you can pay for the same job twice.

At Almac Plumbing, we have spent more than 25 years in homes across Cheltenham, Mordialloc, Parkdale and Brighton. This guide walks you through what actually drives the final price so you can read a quote properly and ask the right questions.

Why Split System Air Conditioner Installation Cost Varies So Much in Bayside

Bayside has a mix of housing stock that makes blanket pricing meaningless. Older Edwardian homes in Hampton and Brighton often have double-brick walls, tight side passages and switchboards untouched since the 1970s. Newer townhouses in Cheltenham and Mordialloc have easier walls but tighter strata rules.

Melbourne’s swing between humid 38-degree summers and cold winters means you need a system that works in both directions. An undersized unit will run flat out every January and still struggle. An oversized one short-cycles, wastes power and wears out faster.

On the regulatory side, anyone handling refrigerant in Victoria must hold an Australian Refrigeration Council (ARC) licence, and anyone touching wiring must be a registered electrician. Both are legal requirements. Cheap quotes often skip one.

Capacity in Kilowatts: The First Cost Driver

The size of the unit, measured in kilowatts of cooling and heating output, sets the floor for your whole install. Bigger unit means bigger price, larger pipe sizes, more refrigerant and more electrical draw.

Rough capacity guide for Bayside homes:

  • Small bedroom (up to 20 sqm): 2.5 kW
  • Master bedroom or small lounge (20 to 30 sqm): 3.5 kW
  • Open-plan living (30 to 45 sqm): 5 to 6 kW
  • Large open-plan with high ceilings (45 to 60 sqm): 7 to 8 kW
  • Whole-of-home or warehouse-style ceilings: ducted may be a better choice

A 2.5 kW unit body might cost $600 to $1,200 supplied. A 7 to 8 kW unit can run from $1,800 to $3,500 before anyone touches a tool. Premium inverter models from quality brands sit at the top of those ranges.

Capacity is not just about square metres. North-facing Brighton rooms catch heavy afternoon sun and need more cooling than south-facing ones. Older weatherboards leak heat far faster than newer builds. High ceilings, skylights and large windows all push the calculation up.

Resist the temptation to size by guesswork. The Australian Government’s energy.gov.au publishes detailed sizing guidance, and a good installer should run the numbers for your room. Pay for the right size once. Replacing an undersized unit two summers later costs more than the original.

Back-to-Back vs Long Pipe Runs: The Single Biggest Variable

After capacity, the distance between indoor and outdoor unit is the biggest swing in the split system installation cost. This is where “from $1,800 installed” promises tend to fall apart.

A back-to-back installation puts the indoor head on an external wall with the outdoor unit on the opposite side. Pipes travel less than a metre through one wall penetration. Cheapest, fastest install.

Anything beyond a back-to-back is a long pipe run, and costs climb in three ways:

  • Extra pipework: refrigerant copper, insulation and electrical cable are charged per metre. A 10 to 15 metre run can add several hundred dollars in materials alone.
  • Extra labour: running pipe through a ceiling cavity, down a second wall and out the back of a Brighton double-storey takes hours, not minutes. Drilling brick veneer, weatherboard or concrete each have their own time cost.
  • Extra refrigerant: most units come pre-charged for around 5 metres of pipe. Beyond that, additional refrigerant must be added by an ARC-licensed technician.

Pipe runs have a maximum. Most domestic split systems are rated for 15 to 25 metres of pipe and an 8 to 12 metre vertical rise. Push past that and you risk poor performance and warranty issues.

If a quote does not specify pipe length, assume back-to-back and ask. The difference between assumed and actual is where most “extras on the day” come from. For visible runs in Hampton or Sandringham, ask about trunking to tidy up exposed pipe.

Power Supply: Why Your Switchboard Matters

Split systems need their own dedicated electrical circuit, not a shared power outlet. For most domestic units up to 7 kW, that means a 15-amp or 20-amp circuit run from your switchboard direct to the outdoor unit, with a weatherproof isolator switch nearby.

In older Bayside homes, this is where unexpected costs surface. Many original switchboards in Cheltenham, Hampton and Brighton still have ceramic fuses and limited spare capacity. Adding a new circuit may require:

  • A new RCBO or circuit breaker in the existing switchboard
  • A switchboard upgrade if the board is full or non-compliant with current AS/NZS 3000 wiring rules
  • A new submain if total household load is at the limit

A switchboard upgrade alone can run $1,200 to $2,500, and is sometimes triggered the moment an electrician opens the box and finds non-compliant wiring. This is not the electrician trying to upsell you. It is a legal compliance issue under regulations enforced by Energy Safe Victoria.

Distance also matters: the further the outdoor unit from the switchboard, the longer the cable run. Ask your installer to inspect the switchboard before quoting, not on install day. A pre-install check is usually free and prevents the most common quote blowout.

Access and Site Complexity: The Hidden Hours

The hardest cost factor to predict from a phone call is access. Two homes with identical units can differ by $800 just because one is easier to work on.

Common access factors that push price up in Bayside:

  • Double-storey homes: indoor units on the upper level often need pipework run through internal walls or roof cavities. Outdoor units mounted at first-floor level may need scaffolding or a cherry picker.
  • Tight side passages: many Edwardian and weatherboard homes in Hampton and Brighton have side access under 800 mm, which adds time for carrying gear and the outdoor unit through.
  • Wall construction: brick veneer drills cleanly. Double brick takes longer. Solid concrete or rendered besser block needs core drilling.
  • Roof access: pipework through a low-pitch tiled roof on a 30-degree day is slow, hot work. Tile lifters and crawl boards may be needed.
  • Body corporate buildings: apartments and townhouses often need written approval for outdoor unit location, screening, drainage and noise levels. Allow extra lead time.

Drainage is another quiet cost factor where licensed plumbers add value. The condensate drain from your indoor unit needs to discharge to a stormwater point, not just dribble onto the path. Tying into stormwater is a licensed general plumbing job under Victorian regulations, and getting it wrong can lead to wall damage and mould.

Walk the site with your installer before install day. Show them indoor and outdoor locations, the switchboard and the proposed pipe path. Surprises now are free. Surprises on the day are not.

Other Factors That Affect Your Split System Air Conditioner Installation Cost

A handful of smaller items round out the typical quote and are worth understanding before you sign:

  • Brand and warranty: premium Japanese inverter brands cost more than budget units but typically come with longer warranties (5 to 7 years versus 1 to 2). Over a 10-year period, the cheaper unit rarely is.
  • Energy star rating: higher star ratings cost more upfront but reduce running costs. Payback can be three to four years for a heavily used living-area unit.
  • Mounting hardware: brackets, ground stands and anti-vibration pads add small amounts. Coastal Bayside homes should ask for marine-grade brackets to handle salt air.
  • Old unit removal: removing and degassing an existing unit must be done by an ARC-licensed technician. Expect $150 to $300 added.
  • Compliance certificates: a Certificate of Electrical Safety is mandatory and must be included by your electrician. Any quote that omits it is a red flag.

For commercial premises, extra considerations apply: condensate management for multi-head systems, BCA compliance for outdoor unit screening, and acoustic ratings for tenant comfort. If you run a Bayside cafe or office, plan service access and tie installation into related works like commercial gas appliance repairs to minimise disruption.

DIY vs Professional: What You Can and Cannot Do Yourself

Some prep work is yours to handle and can save real money. Some are illegal to attempt. Knowing the difference matters.

What you can do yourself:

  • Clear the install zones of furniture and outdoor obstructions
  • Confirm the indoor unit location with all household members before the installer arrives
  • Check for body corporate or council overlay requirements (especially in heritage areas of Brighton)
  • Tidy and clear the path from the front door to the outdoor unit location

What you cannot legally do yourself in Victoria:

The temptation to “buy and supply” the unit and have a cheaper installer fit it is risky. Many manufacturers void warranty if the unit is not installed by an authorised installer, and some insurers refuse claims for damage caused by unlicensed work.

The safest, cheapest long-run approach is to use a licensed, insured installer for the whole job. Almac Plumbing carries full Victorian licensing and insurance, and we coordinate with trusted ARC-licensed and electrical partners.

Frequently Asked Questions

What is a typical split system installation cost in Bayside Melbourne?

For a back-to-back install of a quality 2.5 to 3.5 kW unit, expect $1,800 to $2,800 fully installed. A 7 to 8 kW unit on a long pipe run with switchboard work can reach $4,500 to $6,500. Multi-head and ducted systems are priced separately.

Why are some quotes hundreds cheaper than others?

Cheap quotes usually assume a perfect back-to-back install with no extra pipework, no electrical work, no compliance certificate and a budget unit. They look great until install day, when variations push the real price above the higher quote you turned down.

Can I supply my own unit and have someone just install it?

You can, but check the warranty conditions first. Many manufacturers require installation by an authorised dealer for the warranty to remain valid. Some installers will not warrant labour on customer-supplied gear.

How long does a standard installation take?

A straightforward back-to-back install runs four to six hours. Complex installs with switchboard upgrades, long pipe runs or double-storey access can take a full day or stretch to two.

Will I need a switchboard upgrade?

Maybe. Older Bayside homes with original ceramic fuse boxes often do. A reputable installer checks your switchboard during the site visit, not on install day.

Do I need council approval?

For most freestanding homes, no. Heritage overlay areas in Brighton and parts of Hampton may restrict outdoor unit placement on street-facing facades. Apartments and townhouses almost always need body corporate approval.

What if it breaks down on a 40-degree weekend?

That is the worst time to lose cooling. A refrigeration fault needs an ARC-licensed technician. For related issues such as drainage backflow, condensate flooding or a power circuit problem, our after-hours triage process helps you decide what is urgent.

Get the Right Quote, Once

Split system air conditioner installation cost varies for real, defensible reasons: unit size, pipe run, power supply, site access and brand quality. A good quote names each of these factors specifically, not hidden under one “fully installed” headline price.

Use this guide to read your next quote line by line. Ask about pipe length, switchboard condition, drainage and licensing. Be wary of quotes that skip the detail or look too good to be the only fair price in town.
